We have lived in Palmeras Townhomes inside Camarillo Springsfor 20 years and we've always felt this is where we were supposed to live the first day we moved in over 20 years ago. Clearly, I have the knowledge, love, and passion for the Camarillo Springs community which is valuable to the seller and the buyer.

MONTHLY HOA DUES AND HOA INSURANCE . DO THEY AFFECT RESELL VALUE?

HOA dues (assessments) are an integral part of making a positive decision on whether to purchase a home or pass to a better value. Our HOA dues are approaching worrisome amounts. In 2021 and 2022 there was a collective reduction of $12.00 per month. Although the budget was attainable for 2022, the new management finds itself falling farther and farther behind in operating expense. (see Our Story) As predicted, January 1, 2023 brings a sharp increase ($30.00) in our Townhomes HOA dues. January, 2024 a $49.00 increase, Coctober 2024 a $2,100 accessment, and January 2025 a proposed $49.00 increase. to $706.00 permonth (includes 10/24 payment plan). Our highest dues (assessment) amount in comparison to other similar properties in Camarillo Springs affect the attractiveness of our property. Be sure to pay attention to the Board of Director meetings and listen carefully as to where "your money" is going. You have reason to be alarmed. HOA insurance can affect the range of buyer who can buy your home due to our recently reduced insurance levels. Some government and private lenders have declined to approve homes loans that are not fully insured which as of Oct. 2024 is the case of Townhomes. Your home buyers may need to pass on their offer due to that hopefully temporary status. Our monthly dues will most certainly be a factor as well.

Unclutter your house

This is the hardest thing for most people to do because they are emotionally attached to everything in the house. After years of living in the same home, clutter collects in such a way that may not be evident to the homeowner. However, it does affect the way buyers see the home, even if you do not realize it. Clutter collects on shelves, counter tops, in drawers, closets, garages, and attics. Take a step back and pretend you are a buyer. Let a friend help point out areas of clutter, as long as you can accept their views without getting defensive. Let your agent help you, too.
