October 14, 2024 5:00PM Meeting Summary
The Townhomes News's editors attended the Common Area Board's meeting on October 14, 2024. The meeting was mostly conducted by Bob Spielman (President of CCV HOA).
Bob announced that Chelsi Rueters was appointed as President to complete Gus G. term from Cam Springs Townhomes until February 2026. Also present was Sheldon, Chelsi's father and employer at CPM. Sheldon is the owner of CPM and the HOA manager for the Common Area Board. No, no conflict of interest, here! Just a cozy group of volunteers managing our $350,000 dollars in dues income each year ... the CPM way.
The Townhomes New Board "CANDIDATES" also attended. They were there to follow-up on their previous request to deny Chelsi's appointment at least until it was confirmed she would be re-elected this fall as the request was ignored. They also were there to charge the C.A. board and CPM together in conspiring to deny Townhomes with the opportunity to select their choice of C.A. board member for 2020 and 2021. Chelsi was disrespectful and rude to Debbie Garrison during the meeting and the C.A. board was disinterested.
They will not meet again for "FOUR MONTHS" till February, 2025.

February 28, 2022 Meeting Summary

ISSUE A: RV Lot Rules Change (see proposal)
The morning before the meeting, we received a message that no RV users would be receiving a user fee, and the proposed appearance standards would be removed. In the meeting this was confirmed. Some ID and registration changes will move forward for ratification, however, if the draft document is not changed, the board must be convinced to abort the effort.
ISSUE B: Tree Removal and ReplacementApparently, a homeowner or visitor slipped on a “sticker ball” (seed pod) in The Springs and injured their foot. There are approximately 25 of these Liquid Amber trees that have been planted for the life of the community. As liability strikes at the heart of all boards, a proposal has been made to tear out all the liquid amber trees and replace them. As a credit to the board, they had two bids for the proposal. The removal of the trees was $10,125.00 and to replace the trees was $12,500.00 totaling $22,625.00. This is your money, folks.There was a fair amount of discussion and the "IMPROVEMENT" was passed by Gus Gonzalez, (Townhomes), Jeanne McNair, (The Springs), and Cindy Stewart (Miramonte). Robert Spielman (CCV), and Jeffrey Malgren (Tierras) were suggesting a more measured approach. As one board member stated, “You can easily slip on a rock, too”. We wonder if we should consider removing decorative rocks from islands, flower beds, and walkways? Perhaps we should close the trails? Has anyone noticed the ugly mess at The Trees of Memory? $22,625.00 could be used there.The entire discussion was an excellent example of an HOA having too much time and money available to them and not being good stewards of our investment. This board must be watched carefully starting today.As per CPM, they do not have a website. They only allow communication with the board “through” their CPM representative paul@cpm1.com. Even from other Board of Directors.They do not distribute meeting agendas, minutes, notifications, financial information, etc. Until now, they have been spending millions of our dollars unchecked by the membership. We have allowed it to happen, not them. Together we must right our wrong.
